Holly Hill Lane runs south from Stubbington toward Hill Head, passing through the quieter southern residential area and providing access to Holly Hill Woodland Park. The lane has a semi-rural character, with hedgerows and mature trees on its western side giving way to residential properties on the east. It is well used by walkers and cyclists heading for the woodland park and the coast beyond. The Stubbington Study Centre, a small zoo and wildlife education facility, is accessed from this lane. Bungalows and detached homes predominate, many popular with retirees drawn to the quiet setting and coastal proximity.
